We provide a range of services including:
Assessing the site (looking at views, privacy, site access, solar access, helping you to decide the position of the dwelling).
Giving a first consultation in which to obtain a brief from the client, including the client’s requirements and lifestyle, as well as an idea of budget.
Preparation of a design concept and a preliminary design, ensuring the spaces are appropriately sized and positioned to maximise aspects such as solar energy, weather forces and views. The design sketch is presented to you with an explanation of why the design works well for you and is then open for your comments and/or subsequent changes.
Preparation of full working drawings including floor plans, 4 elevations, section(s) and a site plan as well as specifications for the builder and notification plans for council.
Basix assessments (energy rating) - now a mandatory extra.
This together with engineering specifications (obtained from a registered engineer by you) and a contour plan, done by a registered surveyor, provides all you need for submission to council.
Optional extras: Liaising with the local council in order to gain planning permission and building approvals as well as providing and submitting any other documentation that the council may require ie shadow diagram, Statement of Environmental Effects.
